Luis is retiring….

For those of you who are not already aware our long serving ‘receptionist’ Luis will be taking his well deserved retirement at the end of this year. 

I’m sure you’ll all join the board in thanking Luis for his years of service, help and commitment to the community where he’s been much more than just a receptionist and has gone beyond the call of duty on many occasions! If you’re at the complex at the moment I’m sure he’d appreciate you popping in to say goodbye.

We are currently in the process of securing a replacement so please watch this space for further updates.

Playa Bastian Zone D Internet services

We are experiencing a number of issues with our internet services to Zone D owners.

The original system which is now over ten years old is causing the majority of our issues. This is the hard wired system which extends across the whole of the complex. A lot of the cables are becoming damaged due to underground condensation and the recent heavy rain hasn’t helped.

In addition the master control units are now obsolete and spares are unavailable. The services issue is seen as a drop off of the connection, in the majority of cases this is due to cable faults which cause the router to go off. Sometimes this can be resolved by switching the router off and then on again.

We have looked at a complete system replacement but the cost is expected to be well in excess of €50.000

Since 2019 we have been installing a wireless system but we are now in a position where the necessary antennas are no longer available. The updated antennas which are potentially available do not work with our central system.

A new/upgraded central system is estimated to cost €15.000-€20.000 with additional antenna/set up costs for each property of approximately €500

We have recently looked at the option where the community stops providing the internet service and owners can contract directly with Moviestar for their services. Currently this is also not an acceptable solution, due to the lack of capacity and connections within the current Moviestar system.

We are trying to make contact with Moviestar to understand their plans in regards to upgrading their systems to make this a potential option.

This all means that we cannot guarantee the reliability or quality of the internet service. We are doing all we can with existing resources and very limited spares to keep the existing systems up and running. This is becoming increasingly difficult and not likely to improve going forward.

In addition the situation is unfortunately not helped by the very high usage where many users are streaming TV services and gaming.

We will continue to search for a solution and do what we can, but in the meantime please bear with us and we can only  strongly advise that you do not guarantee the provision of internet services to any of your guests.

The previous security issues appear to have died down, and will hopefully stay that way, but do please keep vigilant and follow the advice given in previous posts. New security signage has started to be put up on the complex to try and dissuade unwanted visitors.
The Shower at the top pool is being refurbished. The new tiles are in place, and it should be completed shortly. The trellis around the pumps will also be installed. Once this is done, work will start on the shower by the lower pool.
The replacement of the fence behind the T&Vs should start by the end of the month, providing there are no other urgent jobs that take priority, such as water leaks, which can be very expensive for the community!

The shrubs that were planted earlier this year as a trial appear to be doing well and bringing a bit more colour to the gardens, which is encorouging for future planting.

Can we also remind owners to let their Guests know where the bins are for rubbish and recycling.

As there have been more incidents on site involving a variety of persons the Guardia Civil have requested that we follow the procedure below. Please note that Luis/Reception are not able to make a report on your behalf but should still be informed so we can maintain a log.
Every incident should initially be personally reported to the Guardia before they will record any complaint and take action. 
Please call 0034 928 592 100 where there is an option for Spanish or English speakers. Alternatively there is the 112 number. Depending on the circumstances they may visit and/or request that you call to see them with any evidence you may have.
The Guardia want as much photographic/video evidence as possible but obviously only obtain this when it is safe to do so.

Once again, we have been informed of thefts  of items from residents terraces and patios, which have occurred over the last few days.

Please be vigilant, and do not leave valuables on patios unattended, and close/lock gates and doors where possible

If owners have guests staying at their property, please make sure they are aware of the situation and advise them accordingly. Report any incidents to Reception who are keeping a record and the Police as it is only by contacting the Police that they will get a true picture of what is going on in the area.

As always photographs, taken without any personal risk, are very useful.

We have had another burglary on the complex so please continue to be vigilant and keep doors and windows locked whenever possible.

We have also had a woman walking around the complex asking for money and even trying to provide means of transfer through her mobile phone. The same woman, we believe, has been seen knocking on doors. If you do see anyone acting suspiciously please try and get a photo if you can do so without putting yourself in danger and also report to reception or by email to committee@playabastian.com

We are working on additional signage across the site but we also think it unlikely signage will deter some of these people.

Could we please ask any owner having work done on their properties, including renovations, buildings, painting, etc., which requires the moving and / or disconnection of the TV or Wi-Fi to contact Luis at reception so that the community can manage the disconnection?

Unfortunately, we have recently had a number of cases in which workers and owners have made disconnections that have led to great problems with Wi-Fi systems and have caused a significant cost to the community.

When any rectification is needed after the construction works, the owner will be charged directly.

Desafortunadamente, recientemente hemos tenido una serie de casos en los que los trabajadores y propietarios han hecho desconexiones que han dado lugar a grandes problemas con los sistemas Wi-Fi y han causado un costo significativo para la comunidad.

Cuando se necesite alguna rectificación después de las obras de construcción, se cobrará directamente al propietario.

Könnten wir jeden Eigentümer, der an seinen Grundstücken gearbeitet hat, einschließlich Renovierungen, Gebäuden, Malerei usw., bitten, die den Umzug und / oder die Trennung des Fernsehers oder Wi-Fi erfordern, Luis an der Rezeption zu kontaktieren, damit die Gemeinde die Trennung bewältigen kann?

Within the last few days we have had a security incident involving the entering of an unlocked/open property and the stealing of money and personal item (wristwatch).

Should any suspicious person be noticed on the Complex it should be bought to Luis’ attention at reception, we then alert the Staff and walk the Complex to check out for potential problems. In the event anything is noticed out of reception hours the local police can be contacted directly. The police cannot do anything without clear proof of a crime so if possible and safe please try and take photos.

When we have any security issues reported, which thankfully are rare, it is intended to send out, to all owners, an email for information and to remind all to be vigilant. This will also be posted on the blog.

The security issue was comprehensively covered at the AGM, especially the costs and personal options which all owners should be aware of. It was resolved that the community would not take any specific action with regards to enhancing security (cameras, security guards… etc) based on the overall cost benefit to the community but rather individual owners should take their own precautions as they feel appropriate.

Please take this communication as a reminder to be vigilant and not leave your property open to uninvited guests and please do not leave valuables on display.

En los últimos días hemos tenido un incidente de seguridad relacionado con la entrada en una propiedad abierta y el robo de dinero y objetos personales (reloj de pulsera).

Si se detecta alguna persona sospechosa en el complejo, se debe llamar a la atención de Luis en la recepción, para que alerte al personal y recorra el complejo en busca de posibles problemas.

En el caso de que se observe algo fuera del horario de recepción, se puede contactar directamente con la policía local. La policía no puede hacer nada sin una prueba clara de un delito, así si sea posible y seguro, por favor, intente tomar fotos.

Cuando tengamos algún problema de seguridad, que afortunadamente es poco frecuente, se enviará un correo electrónico a todos los propietarios para informarles y recordarles que estén atentos.

También se publicará en el blog.

El tema de la seguridad se trató ampliamente en la Asamblea General Anual, especialmente los costes y las opciones personales que todos los propietarios deberían conocer.

Se resolvió que la comunidad no tomaría ninguna medida específica con respecto a la mejora de la seguridad (cámaras, guardias de seguridad … etc.) sobre la base de la relación coste-beneficio global para la comunidad, sino que los propietarios individuales deben tomar sus propias precauciones como lo consideren oportuno.

Por favor, tomen esta comunicación como un recordatorio para estar atentos y no dejar su propiedad abierta a invitados no deseados y por favor no dejen objetos de valor a la vista.

In den letzten Tagen gab es einen Sicherheitsvorfall, bei dem ein unverschlossenes, offenes Grundstück betreten und Geld und persönliche Gegenstände (Armbanduhr) gestohlen wurden.

Sollte eine verdächtige Person auf dem Komplex bemerkt werden, sollte dies Luis an der Rezeption gemeldet werden. Wir alarmieren dann das Personal und sehen uns auf dem Komplex um, um nach möglichen Problemen zu suchen.

Falls außerhalb der Rezeptionszeiten etwas bemerkt wird, kann die örtliche Polizei auch direkt kontaktiert werden. Die Polizei kann ohne eindeutige Beweise für eine Straftat allerdings nichts unternehmen, also versuchen Sie bitte, wenn es möglich und sicher ist, Fotos zu machen.

Wenn uns Sicherheitsprobleme gemeldet werden, was zum Glück selten vorkommt, werden alle Eigentümer per E-Mail informiert und zur Wachsamkeit aufgefordert. Dies wird auch in den Blog aufgenommen.

Das Thema Sicherheit wurde auf der Jahreshauptversammlung ausführlich behandelt, insbesondere die Kosten und die persönlichen Möglichkeiten, über die sich alle Eigentümer im Klaren sein sollten.

Es wurde beschlossen, dass die Gemeinschaft keine spezifischen Maßnahmen zur Verbesserung der Sicherheit (Kameras, Sicherheitspersonal usw.) ergreifen wird, die sich an den Gesamtkosten für die Gemeinschaft orientieren, sondern dass die einzelnen Eigentümer ihre eigenen Vorkehrungen treffen sollten, die sie für angemessen halten.

Bitte nehmen Sie diese Mitteilung als Mahnung, wachsam zu sein und Ihr Eigentum nicht für ungebetene Gäste offen sowie bitte keine Wertsachen in Sicht zu lassen.
