Promenade Gate update, here is the latest situation:

 The Gate now has the new code enabled for owners and is locked 24/7, as agreed at the last Plot 222 board meeting. However, there has been some very unhelpful activity by Sausalito owner and Casa Verdes Administrator handing out the new code to holiday makers as they walk down the Road.

 The Police have also visited the complex several times over the last few days as we were reported by persons unknown. On showing the Mayor’s letter dated 2003 stating that the Road is Private they left the complex, having made a recommendation we have the Council install extra signs on the Archway at the top of the Road showing the alternate pathway to the North of the complex.

 As you know this is a three month trial until 1.9.2013 and then it will return to night time locking only, until the AGM in 2014.

Following a notice being circulated to the other Zones regarding the closure of the promenade gate, the Plot 222 Mancomunidad has received the following response from Roberto at Sausalito. We have published a Google translated version of his comments below to keep Zone D members informed of the situation.

I refer to this in my capacity as a member of the homeowners and also as the owner of the shop Restaurant Sausalito.
I received notification informing that, although in a survey conducted last year, most of the owners did not want the gateway to the beach remain closed 24 hours has decided, without any prior consultation closing same.
Be advised that the decision taken affecting the community legal weight only if they have been approved at a meeting, where the owners can express their consent. So I inform you that, to proceed with the closure of the gate, not only be notified to the police and the authorities immediately, but it will initiate legal action to answer for the losses that may result in the discharge of my activity.

It has been agreed at Board Meetings and 222 meeting to close the Gate 24/7 for a trial period of 3 months from 25.5/2013 up to 1.9.2013.  At the end of the trial the gate opening times will revert to night closing only, as at present.

2 new signs will be made and placed at the entrance to Zone D.

Water Mains 200 to 208

The latest section of new mains water and garden water has been laid and all pathways repaired.  New Manholes have been installed.  This completes an entire section of mains water and garden water replacement to the Complex. 

All carried out by the Maintenance Team.


Cameras
New Security Cameras are currently being trialled though initial results using Wi-Fi type are not encouraging. As you may know the existing cameras have consistently failed to see any offenders in approx. 6 years and when we do occasionally have problems the Guardia Civil will not spend hours viewing them. It is therefore important we take the time to install a far more satisfactory system.

Community Fees Invoice

The Community Invoice sent out this month are different from the previous style in that it is in the form of a statement showing Fees and Water Bills in a more simplified fashion.

Industria Electrics

Legally all of the Zones should have had a maintenance contract which means an annual inspection to insure the safety of the electrics.

I have had a meeting with Alan, Electrician, and Miguel, Unelco Engineer.  Subject to cost and agreement by the Board, Miguel can contact Industria stating he has the Maintenance Contract for Zone D.  This means he becomes responsible when Industria state their requirements for Zone D.  Miguel has already passed the control panels we have fitted.

Should we commence a maintenance contract with Miguel we ‘may not’ require the elusive Project (original plans) we have been looking for without success.  Miguel obviously has a good working relationship with Industria and subject to agreement this could be the correct way forward.
And finally….there was a Cake competition at Brendens Bar on Sunday 19th May in aid of Sara.  There was a good turnout and Shirley Wright won two of the sections.  Victoria Sponge and Chocolate Cake.  They tasted lovely too!  We do not know yet how much they raised.
