Thefts on the complex

Please be aware that we have had a small number of thefts from terraces in the past few days. The thefts have included clothing, towels and now an electric bicycle.

We re-iterate the request that you do not leave valuables on your terrace when unattended at any time. We know there are thieves about and ask all owners and their guests to be vigilant at all times.

In the event that you are a victim of such crimes please inform Maribel in reception and report to the police without delay.

We are very sad to announce that Linda Lamb passed away on the 5th February 2024.

As the Playa Bastian community we will remember Linda with great fondness and send our condolences to her husband Ced and her family and friends.

Notice of AGM 2024

Everyone should have recently received a letter by email, regarding the forthcoming Zone D AGM, which will take place on Saturday 16th March 2024, starting at 9.00am. The venue will be announced later.

If you have not received it, the letter is available on the Official Notices page of the website.

Any items that you would like to be discussed at the AGM must be notified to the President by Wednesday 32st January 2024.

Finca/Plot Numbers

Every Property Owner should have received an email last week, sent out by Yolanda, asking for the Finca/Plot number of their property.

We are processing the request for a new book of Minutes, as the old one has expired, and we require the Finca/Plot number of each property in Zone D. We need every property to supply this information before we can move on with the process.

We would be grateful if you would give this matter your urgent attention if you have not done so already. The number required will be in your escritura and is a five digit number.

Fumigation

A number of people have commented that there are a lot of Cockroaches around at the moment

Going forward, the Fumigation company that we use, will visit every 3 months and fumigate the common parts only. All future fumigation of private dwellings will be at the owners cost, and will need to be arranged through Reception. The approximate cost will be around €75,00. The Company cannot guarantee to visit at a specific time of day, so if the Owner is not going to be present, they can leave a key at Reception, and Maribel will arrange.

If this is not acceptable to the Owner, then they must make their own arrangements for fumigation.

The next fumigation will be done in mid January. The exact date will be known the first week in January

IMPORTANT – Properties that are to be fumigated must be left empty for 12 hours due to the chemicals being used.

Pool Times

We have recently had Owners/Guests using the lower pool at 10.00pm,disturbing Residents who live near the pool. Can we remind Owners of the Pool opening times, which are 9.00am to 9.00pm.

Every Owner should have a laminated copy of the ‘Playa Bastian Zone D Community Rules’ in their property, which was handed out last year. On it, amongst other things, are the rules for the swimming pools, and we ask that Owners ensure that their Guests are made aware of this.

Fumigation Of Zone D

The next fumigation of Zone D will be in October, the exact date is yet to be agreed. If any Owner wishes their property to be fumigated, please can they let Maribel in Reception know by 30th September.

On the day of fumigation, the property must remain empty for 12 hours, and a key will need to be left with Reception beforehand.

Garden watering

Some Owners have been asking us about an apparent lack of watering on the complex. We have spoken to Miguel about this and asked him to explain the watering routine that he follows.

Miguel has said there are 40 stopcocks on the complex ( llaves de Paso). He starts on Mondays by opening stopcocks from 80, 84 and 85 and waters the properties from 80 to 87 for approx. 1 1/2 hours . He then continues doing the same from 90 to 98 and so on until he reaches Casa A and Casa B. Depending on the water pressure, the number of propertes he can water at the sametime can vary.

Miguel takes approx. 2 days to irrigate the right side of the complex section by section.

He then starts on the left hand side from 51 to 54, then from 55 to 62, and continues section by section until the end of the complex( from 2 to 4 and from 5 to 7). He takes 3 days to water this part of the complex.

Miguel has said that he waters all the gardens of the complex once a week, but if Canal Gestion cuts off the water, or there is a water leak, he can no longer irrigate that day until the problem is fixed.

In the Autumn it is hoped that we can start reviewing the state of the irrigation pipes and nozzles etc. throughout the complex, to try to increase the efficiency of the system and reduce water consumption from leaks, dodgy nozzles, and watering areas which no longer have plants close by.

If any owners have specific problems with the irrigation around their property, please do not touch it, but report it to reception and it will be looked at.

On Tuesday July 18th, the complex’s water supply will be cut from 9 a.m. to 12 noon (approximately 3 hours) because the new parts for the General water meter will be installed.

Our Maintainence Team have told us that people are throwing their rubbish bags in the pool bins and in the gardening waste container down the main road.

As the Summer holidays are fast approaching, please can Owners tell their Guests and Renters where the correct locations are for the disposal of rubbish, and also to specifically tell them not to use the pool bins or gardening skip.
