Garden watering

Some Owners have been asking us about an apparent lack of watering on the complex. We have spoken to Miguel about this and asked him to explain the watering routine that he follows.

Miguel has said there are 40 stopcocks on the complex ( llaves de Paso). He starts on Mondays by opening stopcocks from 80, 84 and 85 and waters the properties from 80 to 87 for approx. 1 1/2 hours . He then continues doing the same from 90 to 98 and so on until he reaches Casa A and Casa B. Depending on the water pressure, the number of propertes he can water at the sametime can vary.

Miguel takes approx. 2 days to irrigate the right side of the complex section by section.

He then starts on the left hand side from 51 to 54, then from 55 to 62, and continues section by section until the end of the complex( from 2 to 4 and from 5 to 7). He takes 3 days to water this part of the complex.

Miguel has said that he waters all the gardens of the complex once a week, but if Canal Gestion cuts off the water, or there is a water leak, he can no longer irrigate that day until the problem is fixed.

In the Autumn it is hoped that we can start reviewing the state of the irrigation pipes and nozzles etc. throughout the complex, to try to increase the efficiency of the system and reduce water consumption from leaks, dodgy nozzles, and watering areas which no longer have plants close by.

If any owners have specific problems with the irrigation around their property, please do not touch it, but report it to reception and it will be looked at.

Our Maintainence Team have told us that people are throwing their rubbish bags in the pool bins and in the gardening waste container down the main road.

As the Summer holidays are fast approaching, please can Owners tell their Guests and Renters where the correct locations are for the disposal of rubbish, and also to specifically tell them not to use the pool bins or gardening skip.

Canal Gestion have turned off the water supply to the whole complex today . It will be turned back on in approximately 2 hours ( around 1.00pm)

On Wednesday 19th April the fumigation company Quimicanarias will be on the complex to fumigate all the manholes. If you have an issue that requires fumigation, please contact Maribel in Reception, so that it can be arranged whilst the company are on site.

Luis is retiring….

For those of you who are not already aware our long serving ‘receptionist’ Luis will be taking his well deserved retirement at the end of this year. 

I’m sure you’ll all join the board in thanking Luis for his years of service, help and commitment to the community where he’s been much more than just a receptionist and has gone beyond the call of duty on many occasions! If you’re at the complex at the moment I’m sure he’d appreciate you popping in to say goodbye.

We are currently in the process of securing a replacement so please watch this space for further updates.

Playa Bastian Zone D Internet services

We are experiencing a number of issues with our internet services to Zone D owners.

The original system which is now over ten years old is causing the majority of our issues. This is the hard wired system which extends across the whole of the complex. A lot of the cables are becoming damaged due to underground condensation and the recent heavy rain hasn’t helped.

In addition the master control units are now obsolete and spares are unavailable. The services issue is seen as a drop off of the connection, in the majority of cases this is due to cable faults which cause the router to go off. Sometimes this can be resolved by switching the router off and then on again.

We have looked at a complete system replacement but the cost is expected to be well in excess of €50.000

Since 2019 we have been installing a wireless system but we are now in a position where the necessary antennas are no longer available. The updated antennas which are potentially available do not work with our central system.

A new/upgraded central system is estimated to cost €15.000-€20.000 with additional antenna/set up costs for each property of approximately €500

We have recently looked at the option where the community stops providing the internet service and owners can contract directly with Moviestar for their services. Currently this is also not an acceptable solution, due to the lack of capacity and connections within the current Moviestar system.

We are trying to make contact with Moviestar to understand their plans in regards to upgrading their systems to make this a potential option.

This all means that we cannot guarantee the reliability or quality of the internet service. We are doing all we can with existing resources and very limited spares to keep the existing systems up and running. This is becoming increasingly difficult and not likely to improve going forward.

In addition the situation is unfortunately not helped by the very high usage where many users are streaming TV services and gaming.

We will continue to search for a solution and do what we can, but in the meantime please bear with us and we can only  strongly advise that you do not guarantee the provision of internet services to any of your guests.
