As of today we are still in Tier 4 in Lanzarote. We would appreciate owners sending in Proxys for the AGM on 20.3.2021 as we are currently unaware when tier changes will take place.

On further investigation of diseased Trees on the Complex, more Trees will have to be removed in January.

Basura Building
Apologies for any lack of information ref the Basura Building.
As you know the Building with the walls and floor is already in place and will never be used again for Basura. An opportunity now to Roof in the area and front entrance to form a secure unit for Zone D Owners only. Storing Cycles is a possibility. Also as a completely separate project at a later date to install Solar Heating to offset our spiralling electrical costs in Pool Heating which currently are 800 to 1000€ per month per pool during the six months a year the pools are heated. The latter being a impossible without the Roof construction which is approx. 45 sq. Meters.

We have been having several requests for fumigation of properties so thought we should put something on the Blog to clarify the procedure.
Requirements to apply for housing Fumigation
The Complex will be treated on a 3 monthly time frame each year under terms of contract.
Individual homes will be charged €75 each. If up to 5 properties require this service it will be €75 for 5.
Only when necessary, NOT PREVENTIVE.
Only one application per year for the same home.
The house must be UNOCCUPIED a minimum of 12 hours after fumigation and 48 hours without cleaning.
Leave the key’s or instructions to access at the time of request.
The Community will take charge once a minimum number of homes has been grouped, on the dates/times programmed by the community.
If you want another date, the service can be requested at any time with a charge to the owner of €75.

I hope all of you are as safe and well as you can be during these difficult times.
I write to let you know that all is in good order. John Rand is still monitoring the Pools and properties.
For all of you that have been asking, good news, Los Amigos will be opening next Tuesday 6th October and I believe the hours will be 10.00am until 7.00pm Monday to Saturday.
Currently it is compulsory to wear a mask at all times and comply with the health regulations.

Owners not on Direct Debit –
Owing to the current situation owners from now on will only pay for Water Bills twice a year with their Fees. The Meters will continue being read every three months as usual so that any problems can be detected.
The Dockets for water will not now be sent out for the intermediate readings, only December and June. We intend for this payment to be a permanent arrangement.

Owing to problems with outsiders using the Pool by Los Amigos, we are in the process of installing Barriers at the entrances to the Pool.
The Pool is open for owners and family and can be accessed at the path by the Gardeners room.
Should any owner who is aware of outsiders using the Pool please ring the Police as it is not the responsibility of owners to confront the outsiders.
The only alternative to the current situation is for owners to make this an AGM Agenda issue and we can vote for a security guard . This will increase the Budget by approx. 30.000€ per year.

The Board have decided to implement the next phase of water bill payments. Currently only the owners on Direct Debit pay twice a year with other owners paying water bills 4 times per year.
From now on all owners will only pay twice a year with their Community Fees.
We will read the meters every three months as normal and pass the readings to Yolanda to add to owners accounts. As previously we will attempt to notify owners of any abnormal reading so they can initiate any corrective works as everything beyond the meter is the owner’s responsibility.
This will eliminate the need for water dockets 4 times per year.

During the Month of August Luis will take his Annual Holidays. The Reception will open with reduced hours from 9am to 1pm for this period.
