13th April 2023

Canal Gestion have turned off the water supply to the whole complex today . It will be turned back on in approximately 2 hours ( around 1.00pm)

On Wednesday 19th April the fumigation company Quimicanarias will be on the complex to fumigate all the manholes. If you have an issue that requires fumigation, please contact Maribel in Reception, so that it can be arranged whilst the company are on site.

Luis is retiring….

For those of you who are not already aware our long serving ‘receptionist’ Luis will be taking his well deserved retirement at the end of this year. 

I’m sure you’ll all join the board in thanking Luis for his years of service, help and commitment to the community where he’s been much more than just a receptionist and has gone beyond the call of duty on many occasions! If you’re at the complex at the moment I’m sure he’d appreciate you popping in to say goodbye.

We are currently in the process of securing a replacement so please watch this space for further updates.

Playa Bastian Zone D Internet services

We are experiencing a number of issues with our internet services to Zone D owners.

The original system which is now over ten years old is causing the majority of our issues. This is the hard wired system which extends across the whole of the complex. A lot of the cables are becoming damaged due to underground condensation and the recent heavy rain hasn’t helped.

In addition the master control units are now obsolete and spares are unavailable. The services issue is seen as a drop off of the connection, in the majority of cases this is due to cable faults which cause the router to go off. Sometimes this can be resolved by switching the router off and then on again.

We have looked at a complete system replacement but the cost is expected to be well in excess of €50.000

Since 2019 we have been installing a wireless system but we are now in a position where the necessary antennas are no longer available. The updated antennas which are potentially available do not work with our central system.

A new/upgraded central system is estimated to cost €15.000-€20.000 with additional antenna/set up costs for each property of approximately €500

We have recently looked at the option where the community stops providing the internet service and owners can contract directly with Moviestar for their services. Currently this is also not an acceptable solution, due to the lack of capacity and connections within the current Moviestar system.

We are trying to make contact with Moviestar to understand their plans in regards to upgrading their systems to make this a potential option.

This all means that we cannot guarantee the reliability or quality of the internet service. We are doing all we can with existing resources and very limited spares to keep the existing systems up and running. This is becoming increasingly difficult and not likely to improve going forward.

In addition the situation is unfortunately not helped by the very high usage where many users are streaming TV services and gaming.

We will continue to search for a solution and do what we can, but in the meantime please bear with us and we can only  strongly advise that you do not guarantee the provision of internet services to any of your guests.

The previous security issues appear to have died down, and will hopefully stay that way, but do please keep vigilant and follow the advice given in previous posts. New security signage has started to be put up on the complex to try and dissuade unwanted visitors.
The Shower at the top pool is being refurbished. The new tiles are in place, and it should be completed shortly. The trellis around the pumps will also be installed. Once this is done, work will start on the shower by the lower pool.
The replacement of the fence behind the T&Vs should start by the end of the month, providing there are no other urgent jobs that take priority, such as water leaks, which can be very expensive for the community!

The shrubs that were planted earlier this year as a trial appear to be doing well and bringing a bit more colour to the gardens, which is encorouging for future planting.

Can we also remind owners to let their Guests know where the bins are for rubbish and recycling.

As there have been more incidents on site involving a variety of persons the Guardia Civil have requested that we follow the procedure below. Please note that Luis/Reception are not able to make a report on your behalf but should still be informed so we can maintain a log.
Every incident should initially be personally reported to the Guardia before they will record any complaint and take action. 
Please call 0034 928 592 100 where there is an option for Spanish or English speakers. Alternatively there is the 112 number. Depending on the circumstances they may visit and/or request that you call to see them with any evidence you may have.
The Guardia want as much photographic/video evidence as possible but obviously only obtain this when it is safe to do so.

Once again, we have been informed of thefts  of items from residents terraces and patios, which have occurred over the last few days.

Please be vigilant, and do not leave valuables on patios unattended, and close/lock gates and doors where possible

If owners have guests staying at their property, please make sure they are aware of the situation and advise them accordingly. Report any incidents to Reception who are keeping a record and the Police as it is only by contacting the Police that they will get a true picture of what is going on in the area.

As always photographs, taken without any personal risk, are very useful.
