Finca/perceelnummers

Elke vastgoedeigenaar zou vorige week een e-mail moeten hebben ontvangen, verzonden door Yolanda, vragen naar het finca-/kavelnummer van hun eigendom.

Wij zijn de aanvraag voor een nieuw notulenboek in behandeling, omdat de oude verlopen is, en we hebben het finca-/perceelnummer van elke woning in Zone D nodig. We hebben elke accommodatie nodig om deze informatie te verstrekken voordat we verder kunnen gaan met het proces.

Wij zouden het op prijs stellen als u deze kwestie uw dringende aandacht zou willen schenken, als u dat nog niet heeft gedaan. Het vereiste nummer staat in uw escritura en bestaat uit vijf cijfers.

Begassing

Een aantal mensen hebben opgemerkt dat er momenteel veel kakkerlakken in de buurt zijn

Voorwaarts gaan, het begassingbedrijf waar we gebruik van maken, zal elke bezoeken 3 maanden en rook alleen de gemeenschappelijke delen. Alle toekomstige begassing van particuliere woningen zal voor rekening van de eigenaar zijn, Dit dient via de receptie te worden geregeld. De kosten bedragen ongeveer € 75,00. Het bedrijf kan niet garanderen dat het op een specifiek tijdstip van de dag langskomt, dus als de Eigenaar niet aanwezig zal zijn, Ze kunnen een sleutel achterlaten bij de receptie, en Maribel regelt het.

Als dit voor de Eigenaar niet acceptabel is, dan moeten ze zelf regelingen treffen voor begassing.

De volgende begassing zal medio januari plaatsvinden. De exacte datum zal de eerste week van januari bekend zijn

BELANGRIJK – Eigendommen die gefumigeerd moeten worden, moeten leeg gelaten worden 12 hours vanwege de gebruikte chemicaliën.

Pool Times

We have recently had Owners/Guests using the lower pool at 10.00pm,disturbing Residents who live near the pool. Can we remind Owners of the Pool opening times, which are 9.00am to 9.00pm.

Every Owner should have a laminated copy of the ‘Playa Bastian Zone D Community Rules’ in their property, which was handed out last year. On it, amongst other things, are the rules for the swimming pools, and we ask that Owners ensure that their Guests are made aware of this.

Fumigation Of Zone D

The next fumigation of Zone D will be in October, the exact date is yet to be agreed. If any Owner wishes their property to be fumigated, please can they let Maribel in Reception know by 30th September.

On the day of fumigation, the property must remain empty for 12 hours, and a key will need to be left with Reception beforehand.

Garden watering

Some Owners have been asking us about an apparent lack of watering on the complex. We have spoken to Miguel about this and asked him to explain the watering routine that he follows.

Miguel has said there are 40 stopcocks on the complex ( llaves de Paso). He starts on Mondays by opening stopcocks from 80, 84 and 85 and waters the properties from 80 to 87 for approx. 1 1/2 hours . He then continues doing the same from 90 to 98 and so on until he reaches Casa A and Casa B. Depending on the water pressure, the number of propertes he can water at the sametime can vary.

Miguel takes approx. 2 days to irrigate the right side of the complex section by section.

He then starts on the left hand side from 51 to 54, then from 55 to 62, and continues section by section until the end of the complex( van 2 to 4 and from 5 to 7). He takes 3 days to water this part of the complex.

Miguel has said that he waters all the gardens of the complex once a week, but if Canal Gestion cuts off the water, or there is a water leak, he can no longer irrigate that day until the problem is fixed.

In the Autumn it is hoped that we can start reviewing the state of the irrigation pipes and nozzles etc. throughout the complex, to try to increase the efficiency of the system and reduce water consumption from leaks, dodgy nozzles, and watering areas which no longer have plants close by.

If any owners have specific problems with the irrigation around their property, please do not touch it, but report it to reception and it will be looked at.

On Tuesday July 18th, the complex’s water supply will be cut from 9 ben. to 12 noon (approximately 3 hours) because the new parts for the General water meter will be installed.

Ons onderhoudsteam heeft ons verteld dat mensen hun vuilniszakken in de zwembadbakken en in de tuinafvalcontainer langs de hoofdweg gooien.

Terwijl de zomervakantie snel dichterbij komt, Kunnen eigenaren hun gasten en huurders vertellen waar de juiste locaties zijn voor het afvoeren van afval, en ook om hen specifiek te vertellen dat ze de zwembadbakken of de tuincontainer niet mogen gebruiken.

The reception is only for ‘owners’ packages not short term renters (we can’t match names to properties)

Canal Gestion have turned off the water supply to the whole complex today . It will be turned back on in approximately 2 hours ( around 1.00pm)

On Wednesday 19th April the fumigation company Quimicanarias will be on the complex to fumigate all the manholes. If you have an issue that requires fumigation, please contact Maribel in Reception, so that it can be arranged whilst the company are on site.
