Zoals verscheidene eigenaars bewust zijn geworden van de Basura Skip achter Los Amigos is overspoeld met Vliegen en ook onaangename geuren,,en,We hebben de Bar opdracht niet te plaatsen geen vuilniszakken van voedselafval in de Basura overslaan totdat het is te wijten aan worden geleegd,,en,En ze zijn blij om te voldoen aan deze,,en,Dit zal hopelijk de problemen helpen,,en,Nu al hebben we merkten dat mensen die verblijven in de eigenschappen ontdoen van voedselafval los in de Skip,,en,Eigenaren moeten aandringen op hun bezoekers veilig afbinden elke zakken voordat zij beschikken over de zakken,,en,Dit zou de normale praktijk,,en,Momenteel zijn er,,en,boilers in de skip plus een bedrag van tuin debri,,en,Deze gegevens mogen niet worden gedeponeerd bij het huisvuil skip,,en,Als we op de hoogte eigenaars,,en. We have instructed the Bar not to place any bin bags of food waste into the Basura Skip until it is due to be emptied. And they are happy to comply with this. This hopefully will help the problems.

Already we have noticed people staying in the properties discarding food waste loose into the Skip. Owners should insist on their Visitors securely tying off any bags before they dispose of the bags. This should be normal practice.

Currently there are 2 water heaters in the skip plus an amount of garden debri. These items should not be deposited in the household rubbish skip.

As we informed owners, het stadhuis heeft besloten om de levering van gratis laadbakken voor tuinafval blijven,,en,De kosten van de gemeenschap leveren slaat van een particuliere onderneming zal worden circa 2.500 € per jaar,,en,nd november,,en,Luis heeft verschillende onderzoeken gedaan naar het stadhuis ref Laadbakken voor tuinafval,,en,Vandaag op een bijeenkomst in het stadhuis werd besloten niet te blijven leveren gratis springt naar Garden stekken en Boom snoeihout verzamelen,,en,Dit bespaarde de Gemeenschap ongeveer 110 € per Skip die in de toekomst wil zeggen,,en,vanaf nu zullen we moeten betalen voor containers ref tuinafval,,en. The cost of the community supplying skips from a private company will be approx 2.500€ per year.

Luis has made several enquiries to the Town Hall ref Skips for Garden refuse. Today at a meeting in the Town Hall it was decided not to continue supplying free skips to collect Garden cuttings and Tree prunings.
This saved the Community approx 110€ per Skip which in future i.e. from today we will have to pay for containers ref Garden Rubbish.

According to information received we should not have to treat the Palm Trees for Red Weevil again. The authorities have stated that the Island is now “Weevil Free”. 200,000 Trees were treated and 659 taken down since 2005.

Car Parking

For owners information, all car parking spaces on the road are there for any owner to park. There are no Private Parking Spaces. No owner has a private parking space on the Roadside Parking Area anywhere on the Complex.

Bollards

Between 106B and 107 a Bollard was fitted to prevent builders trucks and cars from blocking the Pathway and thus preventing disabled buggies and pushchairs from access.

This has been working perfectly well until this week, when the Bollard was stolen. Another Bollard was fitted as a replacement and that was stolen within 24 hours. The incidents are being reported to the Police.

Many owners have had a demand from the Ayuntamiento (Town Hall) for 60€ delivered to Reception. My current understanding is that this relates to properties that have had unregistered extensions built after initial construction. We believe this is an initial charge prior to an increase in the annual IBI bill for the affected properties. It is possible there may be further action regarding re-registration of affected properties but this has not been confirmed as yet.

Sun Beds

First can I just thank Stephen for replying to a post on Trip Advisor about our sun beds, clarifying that they are for the use of Owners and their guests.

Although we have reported this many times before, sadly sun beds around both pools are still being reserved with towels etc. This is not acceptable and can cause unpleasant situations particularly during the busy periods. Any beds seemingly ‘reserved’ with towels or other items may have them removed at the owners risk. We are also considering employing a Pool Guard once again to ensure this practice does not continue. Will all owners please ensure that their guests and visitors are fully aware of this, thank you.

As some owners have experienced, we have had issues with the English TV channels due to interference from recently added Spanish freeview channels. We have changed the frequencies now, and this appears to be generally working well. Should you still have problems your TV may need re-tuning to the new frequency. Please see previous blog.

New Cat 5 Cables will be installed to the Ts and Vs side of the Road soon. This is in the plan for this year. Earlier in the year we gave renewing water mains pipes and supply pipes priority over TV Cable renewal.

The negotiations for increased payment for Maintenance Staff began in July. The increase was 100€ per month per Employee. We have continued our search for the last wage rise for the Staff and we believe it was a 7% increase in 1994.

Luis is on holiday from July 1st to August 1st. The Reception will be attended by Roberta. The Reception will operate on reduced hours for this period. Hours to be posted on Reception Doors.

The Community have removed two Palm Trees that were causing infrastructure problems opposite No.12 and 22.

The installation of new water mains and new connection to all T’s and V’s is now complete.

We have changed our electrical supplier to achieve superior tariffs for Pools and street lighting. This should show a considerable saving on our costs.

We are currently removing the large metal plate that acts as a cover for the Manhole between 16 and 76 and replacing with proper manhole covers. We are also changing manhole covers to pathways where needed.

We are moving a few water meters to more accessible positions for the owners to turn off the water when they leave and also make reading the meters easier.

The heating to the Pools has been turned off for the Summer months.

Overhead lighting has been installed for the Pool by Los Amigos for safety purposes as the internal Pool Lights are failing on a regular basis. This will save the costs of constantly repairing the lighting system and make any maintenance to the exterior lighting system easier to maintain. The other pool will have overhead lighting in the near future.

Pruning Palm Trees.

Approx 8 trees left to prune to complete this years pruning.

Picon

Several loads of Picon have been spread to gardens where owners requested. Should you need Picon to your garden please contact Luis and he will place you on the List.

New Water System Ts and Vs

There are 28 apartments to have the new water system installed, twenty have now been connected. The remaining 8 properties should be connected by the end of this week.

Street Lights

We are continuing to improve the street lights ref new wiring and the LED Bulbs being installed.

We have complained to the Town Hall several times ref the Common area in the front of Playa Bastian. Full of Weeds and rubbish. Two weeks ago the Town Hall sent a representative to inspect the area. Today a large group of workers descended on the area and totally cleared the rubbish making the front of the Complex vastly improved.

The new domestic mains water pipes and new supplies to all the Ts and Vs are within 2 or 3 weeks of completion.

Several loads of Picon are being delivered and spread on to gardens where owners have requested it. Just a reminder, if you do require more Picon at any time, Luis keeps the List and you can have your name added to this list then when we can fill a load we order more.

The Palm Trees are currently being pruned.

The upgrade to the street lighting is continuing.

The swimming pool internal lights continue to cause problems. We have decided to install overhead lighting to the Pool areas to make maintenance more accessible and keep costs to a minimum.
