We have completed resurfacing of the area from the Gate to the Promenade. New Tarmac has been laid, with new Kerbs to the edges, making the area a safer surface to walk on.
We are currently removing the Berries from the Palm Trees that fall on to the Roadways and paths.
We are continuing to improve Footpath Manhole Covers and we are making Kerb alterations to the rear of some of the 1 bed Bungalows, which are having Rain Water problems, going in under the rear doors.

The area from our bottom gate to the Promenade has now been Tarmaced. This has improved the surface that was becoming dangerous through wear and several people had fallen in this area.

We have had Picon delivered and are spreading it on the Gardens that have requested Picon via Luis.
We have attached pictures of the current Path leading to the Promenade we wish to re tarmac, plus a picture of the garden where Iris fell. We are currently awaiting an estimate to install a handrail to prevent further accidents.

A large Canarian Palm by No.63 has been removed as the Tree Surgeon realised the tree had become unstable through rot and was beyond saving.
We have constantly requested the Ayuntimiento to improve the Pathway from our Gate at the Promenade end. They have now informed us, they will not improve this pathway and should we require an improvement we will have to carry out the work ourselves! Our intention now is to Tarmac this area in the next few weeks. We already have installed a new flood light to assist walkers at night time.

The Cul de sac by the Ts and Vs has now been redesigned at the end and will be Tarmacked in the next few days. There is an area of the same road that has been finished in cement several years ago. This is also being removed and Tarmacked to improve the area. I have added some pics to show the area where the work is to be carried out

The Maintenance team are not completing cleaning and adding chemicals to the pools before swimmers are trying to gain access. Officially the Pools are not open until 9 am. Please wait until the Team have finished completely, approximately 8.30 am.

We are experiencing more Ambulances visiting the Complex in recent months, so we are reforming the turn round on the road adjacent to 108. It is currently impossible for vehicles to turn in this area. The modification will allow easier maneuvering for Vehicles.
Footpaths are being upgraded by replacing Stone Covers with Plastic Covers.
We are experiencing problems with Cars parking at the rear of Los Amigos ref Skips being delivered and collected. We need either the property number related to the car placed in the window, or which would be preferable, the Key left with Luis so that we could move the car if required.

TV and Internet.
We want to clarify the responsibility of the Community and the responsibility of the owner when it comes to the TV and internet system on Playa Bastian. Some owners have requested the Community to sort out issues with their TV system, when clearly it is their responsibility because of the way the TV system is setup in their properties.
The Community is responsible for supplying a digital TV signal via a coaxial cable to a property, which has adequate signal strength at the point of entry ,to allow a TV to receive all the English and Spanish channels that we supply. The Community is not responsible for any splitters, amplifiers and further cabling after this point, which may be used to supply additional sets. Nor is the Community responsible for any other system such as an owners satellite system which has been combined with the Community TV. If the Community TV cable has been split on the outside of the owners property before it enters the property, ie so that there are TV cables entering the property at more than one location, the responsibility to supply an adequate signal stops at that point of splitting, and it is then up to the owners at their expense to resolve any issues. If an owner wants multiple TV sockets in their property, they should use a multiple outlet amplifier and NOT splitters which reduce the signal strength and therefore the picture quality.
We need also to mention the internet and its usage. As you may be aware, the Community currently runs a system which has 4 ADSL lines of up to 20mb each ( usually about 17mb). This does not mean there is a total bandwidth of up to 80mb to play with, but a system which spreads and distributes the load on our system across those 4 lines, so the maximum possible bandwidth/speed would still be up to 20mb. With 140 properties, very simply put, it means that when busy, a high number of properties could be sharing one of the 20mb lines. So the system at the moment is not designed to carry traffic which uses a lot of bandwidth, such as streaming.
Streaming can be defined for our purposes as watching TV, Netflix, I-player, etc. from a notebook, iPad, internet TV receiver, Mag receiver, Android box, Apple TV box and amazon fire sticks. In other words, using any device which is getting TV or movies over the internet. Streaming uses up to 5 megabits of broadband usage.
If you have or intend to get internet TV, you will need to install your own dedicated internet connection through a telephone line, using a service provider like Telefonica. Anyone detected using an internet TV box on the Community network, will run the risk of being disconnected so as not to affect the other users of the network.

Op 10 en 11 december hebben we meegemaakt 2 inbraken in eigendommen, plus 4 or 5 poging tot inbraak.
Wij gaan ervan uit dat de dader is gepakt en dat een deel van de gestolen spullen is teruggevonden, maar wachten op bevestiging van de politie. However, we moeten nog steeds te allen tijde waakzaam blijven en verdacht gedrag melden.
Toen internet voor het eerst werd geïnstalleerd, werd duidelijk gemaakt wat de mogelijkheden ervan zijn. Wij hebben een capaciteit van ca. 40 meg voor het hele complex. Het is ons ter kennis gebracht dat I.P.T,V. systemen ( Internet-tv ) die alleen gebruiken 3-5 meg of meer, willen door eigenaren worden geïnstalleerd. Dit is onaanvaardbaar. Het installeren van deze systemen zal andere eigenaren vertragen of de toegang ontzeggen vanwege de hoeveelheid gebruikte bandbreedte. Mocht u een vergelijkbaar internetgebaseerd tv-systeem nodig hebben, neem dan contact op met Movie Star en laat uw eigen privé-internetlijn installeren.
Mochten we het gebruik van een dergelijk systeem op het Community System detecteren?, wij zullen actie ondernemen, wat uiteindelijk kan resulteren in het verlies van internettoegang tot het overtredende eigendom, ten voordele van de meerderheid van de overige eigenaren.
